- Rate
- 24% on gross rent
You may be overpaying €576 a year
UK owners are taxed on gross rent with no costs deducted. In July 2025 Spain's National Court ruled that excluding non-EU owners from deductions breaches EU law. The Supreme Court admitted an appeal in July 2026, so the outcome is pending. If the ruling stands, your tax would be €1,728. At most €2,304 over the last 4 years, and less as older years fall out of the claim window. Check with an adviser before claiming.
On your UK Self Assessment
Declare the Spanish rental profit on the foreign pages (SA106) and claim foreign tax credit relief of about €1,440: the Spanish tax, capped at UK tax on the same profit (€1,440 at your rate, before allowances). If you reclaim Spanish tax later, the credit shrinks too. Rough guide; HMRC's HS263 has the full rules.
Deadlines for 2026 income
- Rental income: 1–20 April 2027 (direct debit by 15 April)
- Imputed income (days not rented): 1 April – 31 December 2027 (direct debit by 23 December)

Two tax systems, one owner
Spain wants a Modelo 210 every year, even if the flat sat empty. HMRC wants the same rent on your Self Assessment. Most low-cost filing services only do the Spanish half.
24% on gross rent
Since Brexit, UK owners pay 24% with no costs deducted. A 2025 court ruling says that's discriminatory; it's now under appeal.
Deadlines moved
From 2026 income, rental returns move from January to 1–20 April, and own-use returns open on 1 April. File late and a surcharge builds up: 15% plus interest after a year, more if the tax office finds it first.

Questions
Do you file the Modelo 210 for me?+
Not in v1. You get the figures and a checklist for filing yourself or handing to a gestor or a filing service, plus the UK side most of them don't do.
Can I really claim tax back?+
Maybe. The July 2025 National Court ruling is under appeal at the Supreme Court (admitted July 2026), so nothing is certain yet. Claims go through the Spanish tax agency. The pack gives you the numbers and records to take to an adviser.
I already use a gestor. Is this still useful?+
Yes. Hand them the figures, and use the UK side for your own Self Assessment.
What if it never launches?+
You get a full refund if it isn't live by 31 January 2027. Any purchase can also be refunded within 30 days, no questions asked.
Is my data safe?+
The calculator runs in your browser; nothing you type is sent to us. Payments go through Paddle, so we never see your card.
My flat is empty or used by family. Do I still file?+
Yes. Spain taxes an 'imputed income' for every day the property isn't let, including days it sits empty. The calculator covers it.
